SGCH partners with EDQ and Bric Housing to deliver 152 social and affordable Queensland homes
SGCH is pleased to be selected by Economic Development Queensland (EDQ) as the preferred proponent to deliver social and affordable housing in the Carseldine village of north Brisbane, in what would be its first project announced outside NSW.
SGCH, in partnership with Bric Housing, has lodged a development application with EDQ to deliver 152 much-needed social and affordable homes in the Carseldine Village, a 5-Star Green Star community in Brisbane’s Fitzgibbon Priority Development Area (PDA).
Queensland Premier the Hon Steven Miles MP, the Minister for State Development and Infrastructure the Hon Grace Grace MP, and the Member for Aspley the Hon Bart Mellish MP joined SGCH Group Executive More Homes Andrew Brooks for the announcement at the north Brisbane site.
SGCH, a Tier 1 community housing provider, will develop the $87 million project, which will include 62 social and 90 affordable housing units. The project is a critical component of SGCH’s strategy to grow its impact for the customers and communities it serves.
“The housing crisis transcends borders, and we are committed to delivering more homes for the most vulnerable in our communities,” says SGCH Acting Group CEO Joe Achmar.
“With waiting lists growing, we must act now. Queensland is an important state in our strategy to grow our impact and we are proud to work with Bric Housing whom we congratulate for recently attaining Tier 1 status, on this significant project in Carseldine Village.
“This is a different kind of partnership. SGCH and Bric are two organisations coming together with complementary strengths. This is not about growth for growth’s sake. It’s about supporting growth of sector capacity nationwide.”
SGCH will leverage its nearly 40 years of experience in large-scale developments to deliver the 152 homes, while Bric Housing will bring its strong community presence and expertise in Brisbane to manage the new housing.
“This partnership will draw on our collective development and tenancy expertise to push the boundaries of innovation and deliver affordable living spaces that are not only functional and sustainable but also foster a sense of community and belonging for residents,” Mr Achmar said.
This housing project is a cornerstone of the larger 15-hectare Carseldine Village being developed by EDQ. Construction of the 152 social and affordable units is expected to begin in the first quarter of 2025, with completion anticipated by late 2026.
The entire Carseldine Village community, set to be finished by 2028, will feature over 600 dwellings alongside a vibrant retail and commercial hub, including a convenience supermarket, specialty retail, health services, restaurants and lifestyle amenities.
