The Bonnyrigg Estate Renewal project has entered a new phase and several stages of the development are progressing concurrently. In the Humphries Precinct, 205 market lots are being offered to the public. We also look forward to 65 brand-new social homes being finished in this precinct (due for completion 2027). Residents will have noticed the civil works and the construction of five homes over the last year in this locality.
At the same time, the project has progressed to Stages 12 and 13 – the Town Hub – which is located behind the Bonnyrigg Plaza and Bonnyrigg Public School. Council approval has been obtained for the infrastructure and subdivision works in this precinct. The demolition of older housing to enable civil works will commence by mid-2025. The works will be managed carefully to minimise impact to the surrounding residents. SGCH is working closely with residents in this precinct to relocate them to other suitable homes.
Subdivision works will provide better-connected streets, including a new link road from Bonnyrigg Avenue to Tarlington Parade, and new footpaths and cycleways for better and safer access to shops, the school and businesses. Subdivision works will be delivered in stages.
The Town Hub area will also provide new parkland areas and meeting places for residents that link with Tarlington Reserve and provide easy pedestrian and cycle access through Bonnyrigg’s green spaces.
A mix of homes to suit Bonnyrigg’s diverse community, and residents at various stages of life, are being included in this phase of the project. It is envisaged 617 dwellings (604 apartments and 13 townhouses) will be delivered. The development will continue with the mixed-tenure model, meaning 30 per cent of the new homes will comprise social housing. Careful consideration of the character of the surrounding area will be given when selecting building styles to complement the aesthetics and feel of the local area. The completion of these stages will take several years, with Homes NSW and its contractors working diligently to limit the impact on surrounding areas.
