Ending a Tenancy

If you would like to end your tenancy with SGCH, please complete this form and we will be in contact with you.

In the case of a joint tenancy, both tenants must sign this form
If the person ending the tenancy is not the tenant, they must fill out the Authorised Person section of this form, and provide

a letter of authority signed by the tenant, OR
other evidence that they are the tenant’s legal representative.

You need to provide SGCH 21 days notice or 14 days notice if you’re currently on a fixed term lease unless you are escaping domestic violence. The keys must be handed back to the office by midday on the date of possession, otherwise you will continue to be charged rent.

Please ensure the house has been cleaned and cleared of all belongings and rubbish. You will be charged for any damage, rubbish removal or cleaning required for your property if it is not left in a reasonable state.

A refund can only be made to a bank account in the name of the tenant, and only once they have vacated the property and any end of tenancy charges have been finalised.

Notice and Declaration

I, the person named above, give notice to end the tenancy at the address above.

I understand that in order to end my tenancy, I must agree to the following:

I will give at least 14 days’ notice to end a fixed term tenancy or 21 days’ notice to end a periodic tenancy
I will pay rent until the last day of my tenancy
I will pay any outstanding charges for which I am liable, including rent arrears and unpaid water and repairs charges
I will cancel my Centrelink or direct debit payments to SGCH
I will cancel my electricity, gas, internet, and cable TV contracts (where applicable)
I will clean the property and remove my belongings and rubbish. I will be charged for any cleaning required including the removal of any items left behind. Any items left behind will be dealt with in accordance with the Uncollected Goods Act 1995.
I acknowledge and agree that:
1. if any personal possessions or documents are left in the property after I have given vacant possession, the landlord will give 7 days written or oral notice to collect the items using the details specified in this form.
2. if I do not collect the items within 7 days, the items will be deemed to be abandoned (Abandoned Items).
3. the landlord may:
  1. remove and dispose of any Abandoned Items; or
  2. sell any or all the Abandoned Items as my agent on such terms and conditions as the landlord thinks fit. The proceeds of sale, after payment of all expenses of removal, storage and sale of the Abandoned Items and any other moneys payable to the landlord (including under the tenancy agreement), will be paid to the bank account specified in this form.
4. If there is a shortfall following the payment of all expenses and any other moneys due and payable to the landlord, I will pay the amount of the shortfall to the landlord on demand.
5. the landlord does not incur any liability, and I will not make a claim against the landlord, in respect of the landlord exercising its rights under paragraph (c) above.

I understand I will be charged for any damage
Return all the keys, access fobs/cards and remote controls to SGCH by 12pm on the specified date otherwise you will continue to be charged rent
Agree to meet with SGCH at the property for a final inspection
Provide SGCH with a forwarding address and contact details for such things as returning the bond and forwarding invoices for cleaning, unwanted goods disposal and damages (where applicable)
If my account is in credit, authorise SGCH to transfer this money to cover any debt
If my account is still in credit after any debt has been paid, I authorise SGCH to refund it to me as outlined in ‘End of Tenancy Refund’ below

I understand that by ending my SGCH tenancy, to be considered for another social housing property in NSW I will need to apply through the Housing Pathways system and the relevant SGCH process for Affordable Housing programs.
I have read and agree with the above list of my responsibilities when ending my tenancy.
